And that's when we really engage with our partners at the county in the state. And as we went through that Tim -- us from -- point cars and in lieutenant governor Duffy mentioned we have about fifteen meetings. Really in the fourth quarter of this year. That really. Kick started the process and and day got a little bit -- appearance last week. When talking about the idea of renovations -- massive retrofit vs new stadium a retrofit it -- been such. Something that you would have done maybe instead of talk new stadium because in no rush slug casually when we talked about the and the idea of a new stadium I thought it's. Kind of in a dream but all of a sudden it seems like the franchises talked about it and the county the state this like. All the parties are now talking about it -- used you used the term all hands on deck for like the next step after this -- the idea is a new stadium. In theory so. Yet here in Germany when you look at a major retrofit you know one of the things that we are very mindful of where is not passing. The cost on tour consumer and if you look you -- -- sitting Green Bay you're looking at price tags have. 400 to 500 million dollars. Of new money that's going into those facilities. And then you're looking at PS cells -- the customer and and in major uptick in ticket prices and sweet prices and so on and so forth. You know we we didn't think that was best for our market. Quite frankly right now and you know we -- really focus on. They are all fans and and really focus on preserving a modernizing Ralph Wilson Stadium at this point. Which doesn't mean immaterial Alter the footprint of the stadium. But it it also gives our fans are season ticket holders. And the general public a better experience. Here at the facility which will get into a little bit but done. You know I think the main thing with the state in the new stadium concept is just establishing a steering group. To develop a framework for the future. And examine the options for a new stadium if possible I mean -- that this doesn't mean we're going to have a new stadium. But it is something that we need to look at as we go through the next decade doesn't make financial sense what is the RO lie. Where awarded the is it a dual purpose facility that ties in. Say university of buffalo. Does it do more of for a community to bring in outside events on and so forth. But you know we also need to take a look at the economic climate. We're looking to create Weston's -- plaza which will be your very community driven communal type feel and atmosphere. Which is going to be anchored by a new team store for. And we're gonna overhauled the entire -- structure to make it easier for people to give in and out of the building and then head. Another Jumbotron. Video display in the east end zone so where we're gonna do a lot of lot of our key brings a lot of key elements to the process that I think our fans are gonna really enjoy. Then Ralph Wilson Stadium Tom how do you achieve everything that you want to accomplish by keeping the cost structures down in keeping the fan experience great. And right now our focus is making the fan experience great at Ralph Wilson Stadium and we think the renovation package brings that to our friends. When when fans are thinking and hearing about this they want and how much it cost to put up these new stadiums and -- and how they paid for so. I mean I don't know is there remodel. I think every places unique every city in -- in the national football it is. You know -- what people also forget is that is no number one convention town in the country. And as a MP a massive convention senator tied into this stadium process and that's what we're just talking about if it is tied in -- some thing. That makes sense that the governor views in the county executive -- It's something that makes sense for our business community and for the good of our our region you know we need to take logo look at it and we will. And that's why I think this is a win win. Deal as I've mentioned I think is a very progressive dealer you know I'm very started about. On the process so we're gonna go through with a I can't say enough about. Governor Cuomo and lieutenant governor Duffy. And and also the county executive mayor brown everyone who's been a part of this in -- senator Schumer who knows a few years ago was instrumental. And working on revenue sharing for small market clubs which allows us to continue to compete at the level. In the national football league of what the modern NFL list today and it was truly a partnership and were to -- started there were at this point. Two in and have the -- and pretty much an end. That's gonna get very nuts and bolts the but. I went went senator Schumer came in however many months ago and sort of talking about the G four program her her doctor of refresh my memory. As to what that means he was going to go to the lead with a suggestion about. You know deferring the cost in the event of something a lot of ownership change and other summit about a G four waiver so. How is that. What do where does that stand now and the idea that senator Schumer had how is that out there are you know 710 years from now. And basically our plan will not qualify as for up. For chief for a long but it should qualifiers for a chief for waiver. And that is something we need to still go through process with a week. But the chief for waiver is it's a mechanism where other owners and the players who the new CB eight wave. Sharing and certain revenues such as premiums -- club seats. And that supports the debt service costs so. The bills the other -- a fellow owners and the players are all partners in this and all invest in these improvements is not only in buffalo but this is meant throughout the league so. There's still a step in the process we need to go through and thanks to senator Schumer it's. Phenomenon notable the G four -- does that mean that you guys don't have to share certain amount of revenue source to paid. Pay down the debt on the renovation has -- -- German OK and for the G four program for new stadiums for anyone who doesn't quite know. What it would be you know hypothetically if you guys were to a try to build one in seven years on this is obviously is some in the G four program would still exist I think that numerous CBS expires in seven years so. What exactly is that program and how does that work for a new stadium. So are you can now put in for a loan request in and then not tied into the it's to -- the National Football League. And it would be a certain amount revenues that you qualify for and that again that goes into members. Given up certain revenues. I'm an individual basis so. It's a little bit complicated and and boring -- where we talk about sometimes but. You know I'm sure we would qualify for that if that ever needed to to come and play. -- and get -- a timeline here first of all when exactly will the new lease be signed by all parties and second of all. When all the renovations began when we have groundbreaking basically I guess you'd call it and then when will everything be completed. Barroso of the. First thing we need to do is are we need to ratify the agreement -- -- the National Football League and go through the different processes where news. The state legislature in the county legislature and we hope to have all of that packaged up. By the march meeting in Arizona which is the NFL owners -- And so were open have that done. If that is completed we hope to have some infrastructure work there we can complete during the 2013. Season which really. Would be focused on the the guts of the stadium. And as we talked about before when -- four year old building elect a four year old house you need to give us some tender loving care and that's what will focus on. As we -- go through the 2013. Season -- and hopefully. We'd be able in 2014. To complete a majority of the work. We came into this season with a high level of expectation.
